We are always looking to add more units to our management. We manage both long & short term rentals.

OUR COSTS:
- Our minimum fee for units under $500 in rent= $50 over 500 in rent 5 - 10% of gross rent collected. Some do have set rates with periodic changes, so this may vary.
- 15-20% for any short term rental per day of gross rent collected
- Any work orders we manage the payment of we add additional $20.00 per bill.
- anytime we provide labor we charge $100 per hour plus $50 per hour for any additional labor from company plus materials.
- we have a dump trailer to use for make ready's and evictions. Each trip to the dump is $200 if we pull and $150 if you pull.

- TO PROVIDE OUR CLIENTS AND OWNERS ARE WORRY AND HEADACHE FREE PROPERTY MANAGEMENT OWNERSHIP POSSIBILITIES.

WHEN STATEMENTS & PAYMENT ARE SENT
- WE TYPICALLY SEND STATEMENTS THE 1ST-5TH OF EACH MONTH (EXCLUDING HOLIDAYS AND WEEKENDS WITH THEM GOING OUT WITHIN 2 BUSINESS DAYS AFTER) WITH PAYMENT GOING THE NEXT DAY.
- WE HAVE IT SET UP WITHIN OUR SYSTEM TO SEND PAYMENTS DIRECTLY VIA ACH. WE MAY HAVE A FEW SLIGHT DELAYS HERE ESPECIALLY AROUND HOLIDAYS DUE TO HAVING AN ACCOUNTING FIRM REVIEW OUR STATEMENTS AND ACCOUNTS FOR AUDINTING PURPOSES SO IF THEY GET BEHIND, WE GET BEHIND BUT ALWAYS LET OUR OWNERS KNOW AHEAD OF TIME. THIS IS FOR OWNERS SAFTEY AND PEACE OF MIND ALONG WITH OURS.

- OWNERS ALSO HAVE A PORTAL WHERE THE OWNER CAN SEE INCOME, EXPENSES & WORK ORDERS SO THEY KNOW EXACTLY WHAT IS GOING ON & WHEN.
